A number of 3rd party land interests are required to allow us to implement this much needed development. We have, together with Solihull Council secured much of the overall site that it required. However, it has recently become apparent that a Compulsory Purchase Order (CPO) may well be required to complete the site assembly.
To this end, we have been working closely with Solihull Council over the past few weeks and months. They have passed a resolution to pursue a CPO in the event that it is actually required. At the current time, we have to assume that we will have to go down this route.
To this end, Solihull Council made a CPO on 24th July 2007.
Objections from interested parties are required to be submitted before 24th August 2007. Thereafter, Shirley Advance and Solihull Council will continue to negotiate with all relevant parties with a view to reaching a commercial agreement.
However it may be necessary for there to be an Inquiry to finalise the matter. If so, it is likely that any such Inquiry may be held during the 1st quarter of 2008. Allowing for the normal timeframe thereafter, it is likely that we will be able to tie up the land required during the 2nd/3rd quarter of 2008 and, therefore, be able to make a meaningful start on site towards the end of 2008.
The likely construction period will be a total of approximately 2 years. Therefore, we are currently working towards completion of the development towards the end of 2010/beginning of 2011.
