Key changes
‘Parkgate’ is very similar to the previous ‘New Heart for Shirley’ scheme.
It is still a high quality retail and residential mixed-use development, which retains and enhances a variety of important community uses in Shirley Town Centre. No more or less land is required to deliver the development so the ‘land take’ from Shirley Park remains the same.
There will still be new public toilets within the main mall area and space for a Shopmobility facility in the basement. CCTV and high quality lighting will be provided throughout the development and into Shirley Park.
There will also be huge improvements made to Stratford Road and Haslucks Green Road to improve traffic flows in the area; in particular with the provision of a new roundabout at this major junction to replace the present crossroads.
However, the latest ‘Parkgate’ scheme differs from the previous ‘New Heart for Shirley’ proposals as follows:-
- The ASDA store is about 10% smaller than previously proposed.
- The first floor of the non-food retail accommodation has been deleted and an allowance has been made for the provision of some limited mezzanine space instead.
- Overall, the ‘Parkgate’ scheme has about 20% less retail sales space than the ‘New Heart for Shirley’ scheme. Therefore, we have been able to reduce the total number of visitors car parking spaces proposed at basement level from 600 to 500.
- We are no longer planning to construct a temporary car park in Shirley Park during the course of construction of the ‘Parkgate’ scheme. This previously caused a great deal of concern locally given the further disturbance of open parkland as a result of the development and it was feared by some that it would become a permanent feature. We are currently considering a number of alternatives for temporary car parking if it is required.
- There will now be a combination of townhouses and apartments, rather than just apartments.We believe that this provides a better ‘mix’ of residential uses within the scheme. ‘Parkgate’ will have a total of 26 townhouses and 57 apartments of which 33 units (40%) will be allocated as affordable housing; whereas, ‘The New Heart for Shirley’ scheme had a total of 147 apartments of which 59 units (40%) would have been allocated as affordable housing.
The further provision of 55 apartments for Retirement Living remains unchanged.
